Whitstable is a regular part of my patch, similar profile to Herne Bay and the rest of the north Kent coast. The mix of older properties and modern developments gives a good variety of work, and the same coastal challenges apply: damp tied to render failure, salt in the walls, penetrating damp from driving rain on the seaward-facing elevations. The properties around the harbour are smaller and older with more lime work needed, the Tankerton area has bigger period houses with more substantial plastering jobs.

The challenge with weatherboarded properties is the junction between the internal plaster and the timber frame, that’s where movement can cause cracks if it’s not handled properly. I’ll use scrim tape at any joints between different materials, and where the timber moves seasonally we have to allow for that with the right backing system. The internal walls themselves get the same plastering treatment as any other property, but the detailing at the joints is where the skill shows up.

For seafront and harbour-area properties, we recommend render systems with proven coastal performance. Through-coloured renders like K Rend offer excellent weather resistance and don’t need painting, reducing long-term maintenance. For period properties where a traditional finish is more appropriate, lime render provides breathability and weather protection in a historically sympathetic material.

Internally, many of Whitstable’s older properties benefit from lime plaster rather than modern gypsum. This is particularly important for the fishermen’s cottages and older terraced properties with solid walls, where breathability is essential for managing the moisture that’s an inevitable part of coastal living.

Damp comes up a lot in Whitstable, particularly on older properties near the harbour and seafront. The pattern is the same as in the Thanet towns: poor ventilation in older buildings that have had their original windows replaced with sealed units, blocked air bricks, and coastal exposure that drives moisture into the walls. The solution depends on the type of damp. For penetrating damp, the answer is usually fixing the render or pointing on the outside.
