Plastering and Rendering Services in Sandwich

Sandwich is one of England’s best-preserved medieval towns and a genuinely special place to work as a plasterer. With buildings dating back to the 13th century, timber-framed structures, and a town centre that feels remarkably unchanged by the centuries, Sandwich demands a level of skill and sensitivity that sets it apart from most plastering work.

Perfect Plastering is just 15 minutes away in Broadstairs, and we’re regular visitors to Sandwich for projects ranging from careful repairs to medieval plasterwork through to modern extensions on the town’s outskirts.

Lee on working in Sandwich

Sandwich is a regular part of my patch and one of the most interesting towns to work in because of the age of the buildings. Notable jobs I’ve done there include Victoria Terrace, which involved listed buildings requiring the use of original materials. Sandwich is also one of the worst towns I work in for damp problems, possibly the worst, because of the age of the housing stock and the low-lying ground. So Sandwich work is often a combination of heritage plastering and damp treatment, both of which I’m well set up to handle.

Sandwich’s Medieval and Period Heritage

Sandwich was one of the original Cinque Ports and retains an extraordinary collection of historic buildings. For plasterers, this heritage creates unique challenges and opportunities:

  • Medieval timber-framed buildings - Sandwich has some of Kent’s finest examples of medieval domestic architecture, with wattle and daub panels, ancient lime plaster, and structures that have settled and moved over centuries
  • Tudor and Jacobean properties - the town’s prosperity through the 15th and 16th centuries left a legacy of fine buildings with decorative plasterwork and pargetting
  • Georgian infill - later properties built between and alongside the medieval structures, with their own distinct plastering character
  • Listed building prevalence - a very high proportion of Sandwich’s town centre buildings are listed, requiring approved materials and techniques for any plastering work

Lee on Sandwich’s oldest buildings

The work at Victoria Terrace included listed buildings where we had to use original materials, which means lime throughout. I’ve worked on properties in Sandwich that have been standing for hundreds of years, and the principle is the same as on any heritage building: respect what’s there, use materials compatible with the original, don’t introduce modern products that will damage the historic fabric. Earlier in my career I worked for a builder that specialised in restoration, which is where I picked up most of the heritage skills, and Sandwich is where I get to use them most.

Our Services in Sandwich

We provide specialist plastering and rendering services for Sandwich’s unique property stock:

  • Lime plastering - our core offering for Sandwich’s historic buildings, using traditional lime putty and hydraulic lime plasters that are compatible with the original construction
  • Heritage restoration - careful repair and restoration of original plasterwork, including medieval lime plaster and decorative features
  • Internal plastering - skimming, boarding, and replastering using appropriate materials for each property’s age and construction
  • External rendering - lime render for period properties, with modern render options available for newer buildings on the outskirts
  • Damp proofing - addressing damp issues in older properties using breathable solutions that work with, not against, the building’s natural moisture management
  • Wattle and daub repair - repair and reinstatement of traditional wattle and daub panels in timber-framed buildings
  • Modern property services - full plastering and rendering services for newer homes in and around Sandwich

The Importance of Lime in Sandwich

If there’s one thing we emphasise to Sandwich property owners, it’s the importance of using the right materials. For any building constructed before approximately 1919, lime-based products should be the default choice for plastering and rendering.

Sandwich’s medieval and period buildings were constructed using lime mortar, and their walls rely on the ability of lime to allow moisture to pass through. This breathability is not a weakness - it’s a fundamental part of how the building manages moisture. When modern gypsum plaster or cement render is applied to these walls, it creates a barrier that traps moisture, leading to:

  • Damp patches and staining on internal walls
  • Salt crystallisation that damages brickwork and stonework
  • Timber rot in embedded beams and lintels
  • A cold, damp internal environment

We always recommend lime plaster for Sandwich’s historic buildings, and we have the skills and experience to apply it properly. Lime plastering is a different discipline to modern plastering, requiring different techniques, different timing, and a thorough understanding of how the material behaves.

Lee on lime technique

Lime is a slower, more demanding trade than modern plastering. I’m self-taught on lime, picked it up working on heritage projects over the years, and the rules are different to gypsum. NHL lime for the rendering, often a 50/50 sand and lime mix with water for breathable work, no cement. The curing takes about eight weeks, during which the wall can’t be touched, painted or knocked. You have to plan jobs around that timing, and the customer has to be patient. The reward is that lime works with old buildings rather than against them, and a properly applied lime render or plaster can last another hundred years.

Why Choose Perfect Plastering in Sandwich

Sandwich’s buildings deserve specialist care, and not every plasterer has the skills or experience to work confidently with lime plaster on medieval structures. Our track record across East Kent’s historic towns gives Sandwich property owners confidence that their buildings are in capable hands.
